Development risk
Real estate development is inherently uncertain. Projects may not proceed as planned, and completion is never assured. Participation should reflect an understanding that development outcomes are not guaranteed.
Cost overruns
Construction and development costs can increase materially. All figures on the Platform are indicative estimates, and actual costs may exceed them, affecting timelines, proceeds, or the contributions required from participants.
Delays
Projects may be delayed by design, procurement, construction, financing, or approval factors. Estimated timelines are not guarantees and may change.
Permitting and regulatory change
Permits may be delayed, refused, or subject to conditions. Changes in law, regulation, or policy — including tax and foreign-ownership rules — may affect a project’s feasibility or economics.
Market changes
Property markets can move adversely. Demand, pricing, rental outcomes, and resale values may fall, affecting the value of any completed unit or the proceeds of a development.
Participant default
Other participants may fail to meet their commitments. A default within a subscriber group or structure may affect timelines, allocation, or the viability of a project.
Partial or total loss
You may lose part or all of the capital you contribute. Participation should only be undertaken after reviewing the relevant legal documentation with your own independent professional advisers.
No advice or custody
BrickPact does not provide investment advice, does not guarantee any outcome, and does not collect project funds. Participation is subject to separate legal documentation.
